Tuckpointing

Tuck pointing is a growing industry. It has been around for thousands of years, but has become much more popular in the past ten years. This has spawned a number of innovations.

Originally, brick/stone masons would hammer and chisel out the mortar as needed. Then rinse away their dust allowing the new mortar to stick. After preparing the cracks for re-pointing, these masons would mix up new mortar to replace the old cracked mortar. At this point, they used a hopper or a trowel to hold their mortar, and a pointing trowel or a tuck-pointing trowel to push the mortar into the chiseled mortar-joint. After allowing the mortar to dr1C84y to a proper texture, these mortar-joints are tooled and brushed clean.

In todays market, tuck pointing is considerably different. We no longer have to hammer and chisel the mortar-joints to open the cracks up for repair. Most companies use an angle grinder fitted with a diamond-carbide blade prepared for the purpose of removal of the mortar. This innovation allows us to cut the mortar-joints out deeper and faster than had typically been done prior. This depth is about to of an inch deep, and allows for a better bond into the wall. Of course, you'll want to make sure that you work safely. Since refinishing a bathtub involves chemicals, some of which are toxic, make sure that you ventilate the area well before beginning. Also, protect yourself with a ventilator, safety goggles and gloves. Once protected, gather your supplies and get going! Give your tub a cursory cleaning and remove any loose caulking and gaskets.

Most bathtub refinishing kits come with several chemicals. The first two are chemical cleaning solutions that will remove soaps and oils from the surface of the tub and prepare it for the primer. Most kits require you to clean the tub with the first solution, scrubbing the tub with sandpaper, usually 220 or 240 grit. Once the tub is thoroughly scrubbed, rinse away any residue.

The second cleaning solution is applied next, usually with a specially designed cleaning pad that also scores, or roughs, the surface of the tub. This second step removes any remaining oil or soap and also provides "grab" for the primer. Rinse the tub again and dry with an old towel or paper towels.

The third solution in the kit is a primer reducer, a solvent that removes any remaining residue and prepares the surface for the primer. Carefully apply the reducer with paper towels. After this, repair any damage to the tub's surface and drain area with putty and allow to dry. After about 30 minutes, sand the repaired areas smooth with a fine grit sandpaper, clean with the primer reducer and dry.

It is time to mask the area around the bathtub that will not be refinished. Carefully apply tape and paper to the areas around the tub, burnishing any tape with your fingernail or a credit card to assure a good seal.

Next, you'll apply the base coat to the tub. Remember to wear your respirator for this part of the process, and make sure that your area is properly ventilated. Following the manufacturer's directions, mix the primer's components exactly and use a spray gun to apply to the bathtub. Allow the primer to dry for at least 30 minutes before applying the top coat.

Mix the paint for the topcoat following manufacturer's instructions. Apply the topcoat using the spray gun with even strokes. This topcoat will take about 48-72 hours to completely cure. Reglazing your bathtub can be a cost effective way to dramatically update your bathroom!

Do you think that French Country, or the effected Country French, is a home design style? We'd say, "Not exactly."

French Country is a range of home design styles

1. From an early French farmhouse to not quite a French embassy

2. From residential design styles, including but not limited to Rustic French, Rural French, French Provincial, French Eclectic, Chateau (French version of the English Manor House), and the namesake French Country

3. From in-between Cajun style and Louisiana Plantation style

4. From the time period in America bracketed roughly by WWI and WWII

Comment: There is a stylistic kinship of sorts with other home home styles that are casually (and incorrectly) taken as singular and not as a set. For example, American Victorian is a/k/a (Victorian, in each instance) 2nd Empire, Gothic, Italianate, Queen Anne, Folk, Stick, Shingle, and Richardsonian (Romanesque). Or for example, Southern Colonial ranges from Warburton House (1680) in James City County, VA or Christ's Cross (a/k/a Cris Cross) (circa 1690) in New Kent County, VA and simpler, all the way up to Bacon's Castle (1650) in Surry County, VA and Stratford Hall (1725) in Stratford, VA [noting that other examples abound either standing, or artistically ca1653ptured earlier-on or reproduced, the author having chosen these for their geographical and temporal proximity, Post-Medieval English roots, and breadth of character].

However, French Country home design departs from the Arts & Crafts Movement in several respects: high-peaked, steeply sloped roofs at pitches way above Craftsman's; a refinement in exterior trim particularly in rakes; an understatement of observable structure; gutter systems sometimes with gussied-up copper appointments; curved rooflines to accommodate steep slopes, larger windows, unpierced ceilings and interior walls; broad soffits; arches and curve-topped dormers, elaborated ironwork; balconies; turrets; Classic columns; masonry accessories in relief, some interest in symmetry, etc. Simplicity and elegance.

There are ways to botch French Country home design, e.g., hold rooflines to one pitch to assure consistent soffit depth and single-level eaves in the name of cheap, easy, and stylistically insensitive; apply Corinthian columns in lieu of, say, Tuscan, or flute the Tuscan columns; confuse French styling with English, unbalance vertical and horizontal to favor horizontal; not mullion grouped windows, not apply true French casement windows; use plastic shutters, S-dog the shutters, not apply true French doors, asphalt shingle the roof, insist on broad facia and frieze boards, etc.

And there are ways to develop French Country home plans by using - contemporary technologies, among them, e.g., cost-efficient cultured stone, particularly in its fieldstone representations perhaps by Owens Corning; and by using artistry, e.g., the half-round copper gutter systems of A. B. Raingutters, Inc., Classic Gutter Systems, L.L.C., the gas or electric luminaires of Charleston Lighting Company or the aluminum wrought-like railing of Southeaster Architectural Metals, the garage doors of the Carriage House Door Company, and the like.

French Country style encourages applying design principles of excellent residential design, such as, Russell Versaci's Creating a NEW OLD HOUSE: Yesterday's Character For Today's Home, The Taunton Press, 2003, and Jacobson, Silverstein, and Winslow's Patterns of Home: The Ten Essentials of Enduring Design, The Taunton Press, orig. 1941, reprint 2002; and, separately, sacred geometry. Here again, you can embrace and succeed or disregard and fail in the design effort.

Take, for example, the layering and other arrangement of finish clad, notably in steeply sloped gable ends. In Versaci's realm of signaled, or suggested, age, it is the wise designer who specifies supposedly older, heavier (looking) materials fieldstone and the like from grade up to, say, L1, and then some lighter material higher up. Such arrangement and layering would be particularly in-keeping with more steeply sloped roof gable ends which would most unlikely be originally run up 2 stories under high, hard to support roof pitches. That is, L2 should and would appear to be of more recent vintage than L1, and presenting a story of age without such attention to detail is to send the gift horse packing.

Finally, in the vernacular of Patterns of Home, again for example, the French Country style readily lends itself to creating a courtyard, or "Creating Rooms, Outside", and to dormered space demonstrating design keystones of "Refuge and Outlook" under a "Sheltering Roof," particularly if the rooflines are low-profiled and trimmed more simply on L2 than on L1.

How to Build a Shed

The easiest way to build a shed in the backyard is to make a trip to the local Lowe's or other hardware shop to purchase a shed-building kit.

Never choose one from a picture in a brochure or from the Internet. When viewing in person, you can check for important quality control details such as thickness of timber, overlap structure of panels, type of wood, whether it is pre-treated with a preservative and the quality of flooring. Thick timber is longer lasting. An overlap structure on wall panels is important to prevent water leakage. It is beneficial for the shed to have been pre-treated with preservative, but in your upkeep you will still want to treat it once a year. Flooring should be thick so that it does not give with the weight of tools and equipment you want to store.

Do not skimp on size or quality, because in the long run, you will be happiest with a large, lasting building.

Before starting, make sure you have a level base on which to build the shed. Otherwise, the wall panels will not line up properly. Double check that you have all necessary building tools for the particular shed-building kit; you will not want to stop mid-project to purchase more tools. Find out if you need permission to erect a small building on your property. Detail an access route for getting large panels and other materials to the site for the shed.

To begin, make sure the land is dry. Excavate a place to put in a concrete floor. If you choose to make the shed above ground, then wood boards are acceptable. That is why they will request a deposit upon signing, and not upon arrival.

Some contractors actually charge money to adjust their work if it fails. Not many Foundation Repair companies provide a fully transferable Warranty. Anatomy Of A Woodworking Project

Have you ever thought about the process from start to finish of a woodworking project. There is a lot more involved in the process than you think. Most of us skip thru each process not really thinking about how each step affects the overall project.

1. Fill a need

I believe that in all things we do, we want to fill a need. Otherwise, why do them. The need may be basic or secondary. We also may not understand which need is which. The need may be materialistic. You or someone you know, needs a kitchen table, so you build one. But, is that really the basic need? I doubt it. I believe the basic need is more primal than that. Just as we need food, shelter, and clothing, everyone needs an avenue for self expression and a sense of accomplishment. Otherwise, we would buy the kitchen table. It would, in the end, certainly be cheaper.

2. Getting an idea

Where do you get the idea for your next project? Clues are all around us. Sometimes, ideas come from some of the most unlikely places. One word in a discussion can trigger an idea. For some, it may be a specific problem they are trying to solve. Others may be lucky and have the eye of an artist and have the ability to visualize an object. I will a5B4dmit that I am not an original thinker. My ideas usually come via a request from a customer or the desire to change something I have seen to make it my own.

3. From mind to paper

The next challenge is to move this great idea from your mind to paper. My first step is usually a sketch. Then, there is a discussion with the customer. All projects have a customer!! It may be you, a loved one, a neighbor, or if you are really lucky, a bonefide cash carrying customer who is willing to PAY you for your hard work. When there is an agreement on the sketch, my next step is a full size drawing. If at all possible, do not skip this step. There was a time when I felt that 1/4 or 1/2 scale would suffice. But, after completing some full scale drawings,I found it much more comforting to know that I have the exact measurements to work with.

4. Selection and preparation of materials

This is an area where I believe much time and thought needs to be utilized to get it right. The last thing you want, is to complete a project, and then realize the wrong materials were selected. Aesthetics, project location/use, material strength, the mix of materials, and grain are just a few of the things that need to be considered. This is also another area where the customer MUST be consulted.

For traditional furniture, there are any number of books and other publications that can be used.For an original idea, the worl5B4d is your palette.

For the first part of material preparation, I use software. This software is called Cutlist Pro. There is a version available to the hobbyist that costs less than $100.00, and you will quickly recoup that cost. By entering your inventory of materials into

the program and then creating an accurate cut list, the program will design the appropriate cutting procedure using parameters you setup. Depending upon my needs, I will use either the mode that sets up the most efficient use of material or the mode that sets up the easiest cuts.

The first step in the materials preparation process is to bring the material into your shop and let it acclimate for a couple weeks. When you start cutting material, please, cut all material at least 1/4 inch over size and a few inches longer than required. There are many stresses inside a piece of wood and when sawed, these stresses are relieved. You may not see it right away. Let the material sit overnight. You may be surprised at just how much a piece of wood can move. I would also suggest that you consider cutting some extra material to the same dimensions as your parts.

There is always the possibility of an error somewhere in the process. Having dimensioned lumber available will reduce your stress level. Please DO NOT get rid of your scraps until the project is complete.

5. Preparation of equipment.

This is one of the most importan5B4t, but most neglected parts of the project. If your equipment is not maintained and calibrated properly, you will encounter many moments of great frustration. Are your cutting tools sharp? Dull cutting tools cause many of the blood letting accidents in the shop. Inattention to the task at hand has caused many accidents.

Before starting a new project, take the time to ensure that your saws are calibrated properly, so you can get that 90 or 45 degree cut exact. Make sure that cross cut sleds are exact. On mine, the thickness of a piece of painters tape makes the difference between failure and success.

6. Execution

This is the fun part. It is also the part where the most mistakes can be made, in material and in you. Never ever work when you are tired, or are unable to give your full attention to the task at hand. Missing body parts are not worth it.

As the old saying goes, measure twice and cut once. Make sure you cut on the correct side of that inch mark. It is extremely easy to turn a 5 1/4" cut into a 4 3/4" cut. Believe me, I have done it.

Take time with your tools. Do not push them beyond their capability. Wixey makes an angle gauge that will increase your accuracy when setting up a saw to cut any desired angle. Try to use the same ruler throughtout the project. Minute differences in rulers can cause problems when trying to put a project together.

Do not get in a hurry to start gluing t5B4hings together. Always do a dry fit to make sure things line up properly. Make sure your joints are not too tight. Glue will make a tenon expand so it is almost impossible to insert it into its mortise. Making mortise and tenon joints properly, takes time and patience. I usually cut my tenons thick and use a rabbet plane to get them to the proper thickness.

Make sure you have plenty of clamps, but use them judiciously. Improper use of clamps can rack a project out of square. When it is time for the glue-up, take some time to mask areas that may get unwanted glue on them. Try to use only the amount of glue required. Make every attempt to limit squeeze-out of excess glue. There is nothing worse than finding dried glue that will not take a stain. Remove the tape when the glue gets to a stiff consistency.

7. Preparation for Staining and Finishing

This is one of the areas that most woodworkers hate to do. But, it is just as important as the construction portion of the project. This is what everyone is going to see. Using progressively finer grits of sandpaper, the wood needs to be sanded until no perceptible swirl marks are found. For most furniture, 220 grit is about a fine as you need to go during this step.

8. Staining and Finishing

The are many many different forms of stains and finishes. All have their pros and cons. Before applying a stain to your project, take time to test diffe5AFrent products and processes on scrap wood of the same type as the project. Perform the complete finish process on each piece of scrap so you will KNOW what the project will look like when complete. After determining which product and process looks best, do not skip or change any part of the process used on the scrap, when it comes time to finish the project. Small differences in the finishing process can make a drastic change in the look of the complete project.

9. Post finish

Now it is time to really make your project shine. Do not get in a hurry to start this process. Wait until the finish is completely cured before starting this process. Some products will cure over night. Some can take weeks.

You most likely will need to buff or polish your finish to get the silky smooth look and feel of the project surface. Most people will rub the surface of a project to get an impression of how well the finish was completed. There are many oils, powders, and polishes that will create that mirror finish often desired. Please read as many of the different finishing books and brochures as possible to get an understanding of the process.

Now go and show off your hard work to anyone who will listen. Enjoy the moment. Most projects will contain a flaw here and there. Do not point them out when showing off a piece. Most likely, you will be the only one that knows the flaw exists.

Best Kept Secret in Conserving Water Heating Energy Use

We continue now with our examination of the Energy Efficiency Evaluation Report we received for our house under the ecoENERG5B4Y Grant program. We are learning a lot for our $325 payment to have this energy audit done.

According to a certain big box building materials supply store, this next recommendation is '...about 4 times more cost effective than a solar water heater'.

A new energy saving device is known as a drain water heat recovery (DWHR). This energy conservation device has no moving parts (we like that), consumes no energy itself as it works (we like that even more), requires no maintenance and is sold by many vendors with multi-year (four or more) warranty.

It's a simple concept. Hot water, say from a shower, leaves the house at around 37 degrees C / 110 degrees F through a vertical drain pipe. Cold water at around 11 degrees C / 45 degrees F will come into the hot water tank from the outside to replace the hot water used during the shower. This device is simply a copper drain pipe (through with the used hot water from say the shower leaves the house) with a much smaller copper pipe (through which the colder water comes into the house) wrapped around it.

As the hot used water leaves the house, it warms up the copper piping which then will warm up the incoming cold water to around 25 degrees C / 75 F. This means that the hot water tank does less work, because the fresh water coming into the tank is warm and not cold, as a result of the DWHR device, thus saving energy to heat the water.

The cost is between $600 and $800, p58Alus sales tax and installation, and is available on-line at at least one of the big box stores web sites (and possibly other big box stores), including drain connectors, plus installation cost.

We like this idea a lot because of its simplicity. If you live in Canada, in the northern regions of the Unites States or Europe this device could save you a lot of money off of your water heating bills and conserve energy resources. While useful for a home, this would be extremely useful for hotels, motels, health clubs and the like which use a lot of hot water.

How To Completely Rehab Your Home In 10 Days!

This report is about taking a house and restoring it to an aesthetically pleasing dwelling that has reclaimed its functional utility. In effect, it is the anti-aging medication for bricks and mortar.

This report assumes that you have already or will soon acquire the proper house. The one that is in essence, ripe for rehab. Be selective and sure of the houses potential to allow for a profit after all the hard work is done. I will help you find your house or houses.

In the proverbial n16D0utshell, it helps if you choose a house from the start that has a sound plumbing, heating and electrical system.

Heating
Electrical

These are things that are expensive to correct in relation to the value they return to you upon resale. Most often, people cannot see the inner workings of these systems and they take them for granted.

Very few buyers are going to give you an extra $15,000-$20,000 in your asking price because you have replaced things that they cant see and already take for granted as just a basic component that is buried in the structure. Also, they assume these components to be warranted against defects by you.

After all, it is mandatory in most, if not all states that you fill out a disclosure form that tells the buyer of every defect that exists or ever has to your knowledge. So inspect the systems of your investment alternatives carefully, as they can be expensive to repair and replace, with minimum dollar return value being realized at the sale.

Along these same lines, you should also pay close attention to the following cash vacuums:

Roof
Foundation
Structural Integrity

Here are a few ways to quickly gage a home from its appearance:

Stand across the street from it. Now look at the bones of the structure. Does it look like a sway-backed horse, with the roof sagging in the middle? Does it have flat areas in its design that dont allow water to be drained away quickly?

Water, dampness and rot are the equivalent of cancer to the human body when it concerns a structure. Shingles can be replaced. That wont necessarily stop me from buying. Usually I will use that old roof as a bargaining chip in negotiating the seller down to a lower price. However, if I crawl into the attic and see that the plywood has become rotted and truss members are also affected, its time to move on to my next potential deal. Life is too short and I will never rehab it in 10 days if I have to rip the roof off and rebuild it too.

Some other conditions, such as sagging eves, wavy roof surface, rotten fascia and trim pieces, and insect infestations can be deal killers too, if severe.

Solution: Get into the structural members with a long, sharp, sturdy, standard flat-tip screwdriver and attempt to penetrate structural components that are made of wood. You wont hurt anything if there are no underlying deficiencies. However, if someone has freshly painted over or patched it, that screwdriver is one heck of a lie detector! Use it.

Now, Im not saying people would do that. It may just be the termites have eaten everything but the exterior coating of the wood to conceal their activity whatever the case probe.

There are also tile roofs, metal roofs, cedar shake roofs, hot-rolled roofing, tar and gravel roofs and always a few new high-tech roof coatings. I feel my main concern is whether the decking or the roof support structure has been undermined by water, insects, rodents, poor materials, poor design or craftsmanship, a lack of fasteners, strapping, etc.

Shingles and coatings can be replaced. Just know what is underneath. Thats my criteria. Negotiate lower for needed replacement of roof coverings if you can. I dwell on roofs because it protects everything else!

Next on the list of deal killers is the foundation. The same thing applies to the foundation. I will start by standing back from it and looking at it from a distance. Does this place look like the Leaning Tower of Pisa? Or are the seams coming apart? Do the windows and doors look square? Are porches, stairs and additions on firm ground as well?

Block homes can tell you very quickly if they are stressed out just by the appearance of the mortar joints. Those giant unsettling cracks can and do tell a story. This does happen and mortar cracks maybe 10-years old. You need to investigate further.

Once again, water is a sign of trouble with foundations because it leads to erosion, rot, mold and mildew. It washes out foundation materials and slabs will crack. It rots sill plates and your walls are no longer firmly attached to a base.

If you have a crawl space, its time to get your coveralls on and get in there. Now, lets use our heads here and I mean this! Before you enter a dark, supposedly uninhabited, infrequently entered, dark and restrictive to movement area, assess the situation. Ask someone who has knowledge of the dwelling if there has been any animal activity that they know of. You may also encounter bees, wasps, ants, spiders, snakes, slugs, mosquitoes, rats, mice and a host of other inhabitants. Beware and be prepared. Its truly another world in some cases.

If you dont want to do it, hire a professional and I do mean a pro, not some Joe who says he is one. For goodness sake, use a licensed professional home inspector to protect yourself in all areas if youre just not sure!

OK, youre a trooper and youre going in. Good for you, Rambo! Youll make it in this business because it takes faith, guts and determination. By getting into this type of situation, youll learn a lot more about every part of the homes you inspect.

You should have a strong flashlight, your trusty screwdriver, maybe some insect repellent and a safety observer standing at the access entry to give you piece of mind. Now you can go to the perimeter walls and inspect where the walls meet the foundation. Look for rot, misalignment, cracks, separations, water damage or any other condition that doesnt appear normal.

While youre down there, look at the other foundational supports, you will see pier blocks and posts, other concrete support pillars and walls, bea5B4ms, joists and cross bracing, and the underside of sub-flooring. Check this stuffs condition. Does it look original? Is it structurally sound? Or are there some discrepancies that need further investigation? Take a good look and smell!

Dont leave yet. You also will want to look at all that plumbing and electrical that is there as well. Scan the perimeter. Do you see any sunlight coming in from where it shouldnt be? That might be a hole that needs repair. This is common sense land, not computer a chip lab. You can inspect for general condition. Simply follow everything to its logical end, looking mainly at the condition of the different components.

OK, youve made mental and physical notes. Now dust yourself off and go inside the house if everything has checked out so far. So the roof and foundation have passed your keen eye. Lets look at the rest of the house with respect to its structural integrity. More than half of your structural integrity check at this point is already complete as the roof and foundation are two of the most important components and those have been done. Now you are left with the interior spaces of the structure.

Heres what I do once inside. I stand at the front door with a checklist in hand (www.inspectamerica.com) and I begin to scan the walls, ceiling and floors. Im looking for water stains on all three surfaces, as well as patches that were used to repair 5B4or conceal damage. I go through every room and look for signs of damage or concealment.

Any flat floor is a good candidate for my scientific marble test. Ill drop my marble; if it rolls to a corner, that floor aint level, Buckwheat. Thats a simple test but I do want to know that the under-layer or sub-flooring is sound and firmly attached to all those joists, and beams and trimmers and blah, blah, blah.

Soft spongy floors are of concern, creaky floors are annoying and rotten floors are another story. So once again, Im looking at the structural support of the floors. I dont care that the cheap, yellowed vinyl is coming up at the seams. I dont care that the carpet is matted down or thread bare, and I dont mind if the finish is worn off of hardwood floors or tiles are loose.

Floor coverings fall under the label of cosmetics. Thats such a pretty word and thats what you want to concentrate on: cosmetics...more on that in a moment.

So the floors pass my test for sub-flooring and structural integrity is great. Now I can check that the walls are square because they are attached to that floor, and then I can check that the doors all operate properly and are square too.

How much more can there be than that, Dan? Well, let me tell you a few things that can bite you here. Lets say the structure overall is good. By that, I mean you have a solid roof, a solid foundation and sturdy5B4 floors and walls.

What is behind those walls? The things that bite you arent usually seen until you get bit. One particular painful bite is finding out your wiring is not grounded or that the circuits are not properly protected. Youre looking for three-pronged outlets and modern plastic-encased wiring made of copper, not aluminum. You want circuit breakers, not fuses. What you really need here is a licensed electrician to do this more in-depth and professionally licensed review of the system.

I have seen more than one Joe Homeowner rehab go up in flames because of a lack of respect for electricity. Licensed electricians bring you up to code and protect your investment. Find a good one and make it a point to shower him or her with praise, attention and money well spent.

They will give you free estimates, so use them as a preliminary inspector with you. If you decide to buy it, use them to do the work that needs to be done.

Plumbers are a breed apart. You would think they use gold for soldering your pipes with the prices they charge. My grandfather was a plumber and I was on the truck with him at nine years old. A plumber may or may not give you a free estimate. With a little digging, it can be done. Just give them the work if indeed you do buy the house.

With plumbers, the only time youre going to need one is if you are doing major system work or the once every ten year hot water heate5B4r job. Also the occasional clogged main sewer line to the street.

In todays P.V.C. plastic plumbing kits world, you can hire just about any good all-around handyman to get the job done. If you have to tear through a wall to get at plumbing, building code inspector-man will say, Get a licensed plumber.

Heating and cooling: the air conditioning system, if the house youre inspecting doesnt have adequate heating and cooling, that can become expensive. Lets say you have a flat roof home in a hot climate with window unit air-conditioners, and you intend on bringing this house up to what a modern day home dweller expects.

You may have a problem. Where would you put new ductwork if you dont have attic space to house and route central heat and air? Once again, call in a pro if you need some advice. They do give free estimates!

Heres a point for you to follow up on: the plumbing, heating and air-conditioning guys all drive service trucks. Be on the lookout for those trucks if they are your neighbors; go say Hello and introduce yourself.

Regardless, I have always done this and what I am saying is this: these guys most always work on the side and that means half price. You may have to pull a permit as a homeowner but the savings is substantial. Develop a network of these blue-collar geniuses. They are the guys who will transform your investment fast!

So now you have a solid5B4 house. By that I mean, plumbing, electrical, heating and air-conditioning, roof, foundation and overall good structural integrity.

So whats left to do? Call in your army of carpenter ants, from painters to carpenters and flooring installers, yard maintenance and tree trimmers, and handymen of all sorts.

This is the whirlwind tour. Let the demolition guy in first. Order a dumpster for the next ten days. Order demolition man to throw out everything including the kitchen sink. What I am out to do at this point is to clear the decks.

A blank canvass is created for the painters to perform the transformation. They come in at this point and patch and paint. Let them blast the place with their airless paint-spraying arsenal inside and out. Give them 3 days and you have just added a huge improvement to your investment. This is the biggest dollar-for-dollar return you can make.

One cautionary note here: Make absolutely sure that quality paint is used. When it comes to painting, its the labor that kills you, not the material. I insist on Sherwin Williams Super Paint. It is a miracle formula that I am convinced could cover up bullet holes without any patching compound and it lasts forever. Its worth every penny; insist on it!

So my idea of finding the ideal fixer upper is to find those where the structure and systems are fine but it still needs demolition man and the paint brigade. Everything 5B4up to this point has been inspection and appraisal of the situation. Once Im satisfied that it is a cosmetic rehab and not the expensive money pit, I send in my cosmetologists.

I wouldnt call these guys that to their face but these are normally men adding residential make-up to the bricks and mortar. Once the painters leave, the flooring guys are right behind them, laying tile and carpet. These guys are out in 2-3 days and my cabinet and handyman plumber are attacking.

Light fixtures, vanities, toilets, sinks, doors, switch plates and outlet coverswham, ten days are up and this house is either held out for rent, lease-optioned or sold for a whole heck of a lot more than the ten grand I put into it, if that much.

You must be somewhat of an appraiser and deal finder. It takes time to recruit your cosmetologists, but you will run across them in your travels. Friends and family usually can provide you with some serious leads. Start networking and talking to tradesmen. Get their numbers and schedule them to descend upon your ugly duckling at certain times and watch the transformation begin.

It took me years to learn these tricks. I did it all myself for years and it always took three months when I did it myself. The sad part is that I thought I was saving money that way.

Can you see how much I actually lost? Here is a quick example. I bought a house for $55,000. Its deficiencies were purely 5B4cosmetic. I used other people to do all the work and I pitched in to keep them organized. Ten days later, it was done. I spent a total of $5,000 on materials and labor and it appraised at $90,000 in 10 days!

Thats $30,000 in 10 days, not 3 months. Now marketing time would take 45 days but I know how to do that too, and I will also show you how you can do it too.

There is no doubt about it. This can be done and you can do it. In all honesty, it may take you 30 days to achieve a completed house. Thats may be 3 times what it took me but I am experienced.

Heres a pretty neat way I figured out how to find good cosmetologists (tradesmen). If I know relatively no one in the area, I will ask a local appraiser to suggest who he would use if he were me.

This is an intelligent way to ask that question. I ask it in this form: If you were me, who would you use? Now that triggers a self-preservation mechanism in their brain and they give me excellent people, who are very good at what they do! Try it; it works.

I went to appraisal school and learned a lot. Believe me, appraisers are underrated and treated poorly. They truly are experts at discerning quality and value. They know whom does quality work. Make friends with a competent appraiser and the lenders that accept their appraisals. Hint: Youll get very fair evaluations and their lender approves them.

There are 4 phases, or lifecycles, to real estate and here is how it often goes.

Phase 1 You will see new construction, bright shiny homes popping up,

landscaping contests, baby strollers and tricycles in the neighborhood.

people are passing away. Others are just hanging in and some are
