Four Solutions For Porch Roofs Cover With Old Metal Shingles

Owners of vintage homes usually want to preserve their embossed tin shingle roofs. Unfortunately there are no readily available metal shingles that will match the size, texture and shadowing of the embossed tin shingles dating from 1870 to 1930. But there are resolutions that can meet budget constraints as well as appearance expectations.

For these owners of homes with embossed metal shingles, the porch is usually the most challenging. The porch area tends to be the most trampled. Understandably, painters have placed ladders on the shingles. Or children have played on them. Damaged porch tin shingles are a common occurrence.

To accomplish this decision, the fully reinforced system with restoration green acrylic was applied. This system consists of four layers of acrylic with mesh between two of the coating layers.

For this situation at that particular time, the approach made sense. From the driveway, the porch roof surface looks presentable. Since the back door is the main entrance, the appearance issue seemed resolved for the roof surface. Incidentally, the leakage situation was solved

2. The use of the standing seam panels has been a popular choice for a porch roof. The reasons are obvious: Both standing seam and shingles are traditional metal styles of roofing. Also, with the traditional standing seam panels, the metal shingles complement each other quite attractively. The cost of this approach is less expensive than new shingles,

3. If modern asphalt shingles have already been installed as a solution, every owner will agree the appearance is usually undesirable. On these porches, where tin shingles are visible on other roofs, the least expensive approach may be to coat the porch asphalt shingles with the same acrylic tint as the rest of the metal tin shingles. 4. Another inexpensive approach is to install a smooth, rolled roofing installation. Then coat the rubber or mineral surface roofing with the acrylic of the embossed tin shingles. One customer coated her porch roof with an acrylic tint that accented the trim of her stone house.

Keep Your Windows Sliding - Home Tips

If you're having problems with your Windows opening and closing, you can apply a little wax on the tracking. It's been a long time since anyone has used this trick, I thought I would share it with homeowners and professionals alike. My grandfather was a master Carpenter and he always had a small candle in his nailbags or toolbox.

I personally have tried wax, grease, silicone lubricant, oil, vegetable oil and wax seems to work about the best. I sprayed silicon lubricant on my windows and within a few months there was a nice collection of dirt, where I had applied the lubricant on the tracking and it was gummed up around the operating parts of the window. The dirt eventually made the window harder to slide and needed to be disassembled, cleaned and reassembled.

I've used silicon lubricant on quite a few things and had the same results. Wax can also attract dirt but somehow doesn't seem to collect as much of it as oil, grease and other lubricants.

Wax used as a lubricant often works best on horizontal sliding windows, these are windows that slide right to left and you will need to lubricate the tracking that the wheels roll on. Some windows have teflon inserts on the section of the window that slides. Either way you can apply the wax to the bottom of the window track and soon you will have a window that slides back and forth with ease.

If you apply the wax and it doesn't help the window slide easier, you could have a problem with the rollers on the window, teflon inserts or the tracking. Sometimes the window tracking and rollers just need to be cleaned in order for the window to slide effortlessly.

Here is what you want to do:

First, check the drainage systems around your home to make sure they are diverting water away from your home. Make sure shrubs are not too close to the foundation and plug any holes and cracks that may be in the walls. From there, you want to identify your biggest problem areas. You can usually tell because water leaves a white powder, which consists of mineral deposits.

The next step is to dig a trench with a jackhammer around the basement walls.

Cut a hole in the floor. This is the area that will hold your brand new sump pump. Make sure you take measurements before cutting the hole so that you can ensure a proper feet.

You can put up bright walls to hide water stains and to create a barrier that will channel any water that comes through the walls into the trench.

After the bright walls are installed, you can then install a series of drains in the trench. If you need other pipes, you can do this and use those pipes to channel water to the trench. The trench leads to the sump pump.

Any spaces between the trench and the floor can be filled in with crushed rock to avoid any gaps.

Once this system is in place, the sump pump will pump the water outside of the home. Just make sure that the water is diverted away from the home via a drainage system so that the water does not come back into the basement. If it comes back into the basement, then you're dealing with a never ending cycle of water coming in and out. This can weaken your basement walls, can cause water to seep below the basement floors, and many other issues. Any time the walls and floors become weak, they crack. When they crack, more pressure is put on the walls of the home itself and this can cause them to crack as well. This also occurs when your home sits on soils that are known for shifting. Keeping the soils dry is the best way to keep this from happening. The only way you're going to keep them dry is to have a good drainage system outside of your home and to ensure that your basement stays dry.

You'll find that having a dry basement is a great way to save a lot of money on future repairs from water damage. So make sure you're high and dry and keep it that way.

A mechanic's lien is a powerful device to enforce payment on a construction project. But is there a limit to the amount you can claim? What about damages for breach of contract?

I am not aware of any state which would allow direct or consequential damages to be inserted into a mechanic's lien. The reason is that such claims are strictly limited to the labor, materials, and equipment conferred to the project which results in some form of permanent improvement. Your damages, over and above the amount owed on the contract and change orders, would be outside this scope.

Here are some examples of damages which could not be included:

Loss of profits on other jobs. As a result of not being paid $10,000, you were unable to use that money to advance labor and materials for another large job you were just awarded. You had to turn that job down and lost a profit.

Lack of productivity. Assume there have been so many changes and miscommunications on the job, that you had to start, stop, mobilize, demobilize, expand, shrink, fabricate, re-fabricate, and change your work force and productivity. You have lost countless hours and had to pay your employees out of pocket. This is normally not included in the mechanic's lien.

Delay damages. You have been delayed in the start of the project as well as during the course of construction.

Extended overhead. The architect has made so many changes to that you have been on the job much longer than expected and have had to carry a substantial overhead.

It is important to remember that although these items may not be included in your lien, you can include them in a lawsuit or arbitration for breach of contract and consequential damages against the person you have your contract with.

Safety Tips and Home Remodeling

At every stage of planning, design and construction, it is important to think about safety in your remodel or home addition. There are, in fact, two aspects of safety to consider when you add on to your home or remodel: safety during the project and safety in your remodeled home. Your contractor or designer/architect will probably help you think about the safety of your family and others who are on your property or in your house, but there are some important considerations it is easy to overlook when remodeling.

Begin by thinking about who is living in your home and about who is likely to be living in the home in the next five to ten years. Are there young children in the home? What is your age? Will anyone with a disability be in the home? Will your parents/grandparents be moving in with you? Planning the safety features of your home starts with the special needs and unique challenges faced by individuals in your family and by the design of the home itself.

One of the most obvious potential dangers in any home is a staircase. How steep are the risers? Are the stairs covered with a material that makes it likely or unlikely that someone could slip and fall? Are their railings or banisters on both sides? Have you installed adequate lighting at the top and bottom, as well as over any landings? Are the rails or banisters at the correct height? Could someone fall between the vertical supports?

If there are young children in the home, you will need to plan for locks on some cabinets or drawers in the bathroom, kitchen, laundry room and the garage. Make sure you plan for enough locked storage to secure all medicines, cleaning chemicals, and gardening chemicals and supplies. If you store insecticides or lawn care items in your basement, you should also plan for a secure storage space for these items as well. If you are selecting new appliances for the kitchen, you might want to choose items that have the controls on the surface instead of the front. You might also want to place your furnace and water heater in an enclosed area. Don't plan for use of space heaters.

Install good smoke alarms and replace all smoke alarms that are more than ten years old. Install a smoke alarm in each child's bedroom or each bedroom used by an elderly or disabled person. If your home has a divided bedroom plan (with the master bedroom on the other end of the house or on a different level of the house) or if you have converted attic or basement space to bedrooms, you might want to opt for a interconnected smoke alarm system. This way, if an alarm goes off, the others in the house will also go off to alert everyone.

Be sure you plan for adequate space for people to get around in each room and turn a wheelchair (if necessary) or use a walker. This is especially important in bathrooms. Choose faucets and shower heads with anti-scald devices to prevent burns. Plan to use devices like doorknob covers to keep children out of bathrooms when not accompanied by adults. Plan to install non-slip surfaces in and around tubs and showers. Install grab bars in bath tubs and showers.

Choose sturdy or built-in bookcases that cannot be pulled over by children. Ensure that all office equipment in the home is out of the reach of children, especially paper cutters, shredders and sharp objects.

These basic home safety steps will help you protect your family. Your contractor will help you with other things you need to consider in light of the particular needs of your family.

If your water is particularly bad tasting and you need something more complex than the above simple system, you can also opt for a reverse osmosis system. These typically will run you several hundred dollars or more, but you may also have the option of contracting with a local water purification company; these companies will rent you a system. For the rental fee, they'll typically service your system and may even provide filters. This is still much cheaper than buying your bottled water.

Therefore, you're doing not just the environment a favor by filtering your own water at home, but you're also doing your pocketbook a favor. Using a water filter system at home and buying reusable water bottles that you can use it again and again makes you not only a savvy consumer, but an environmentally responsible one as well.

The first question you need to ask yourself when remodeling a bathroom is can you actually do the work yourself or do you have someone that can help you with the remodeling. If you don't know anyone and can't do the work yourself, I would suggest hiring a contractor with experience remodeling bathrooms.

Simple Ways to Repair Leaks

Most boats at some point will be in need of a repair due to a leak. A leaking boat may seem like a major problem. However there are several easy to apply options that are available that will patch your boat up quite nicely. Part of the challenge in repairing a leak is to find the exact place where it is leaking and being able to reach it to and apply the patch. The following paragraphs will give you a general overview on how to fix a leak in your boat.

Once you have located where the leak is, If it is possible you should patch both the outside and inside at the point of the leak. You should patch the leak on the outside of the hull since water pressure presses against the patch. A patch inside the hull has to hold the water back. If there is a leak along the seam that is hidden beneath the keel on the outside, you may have no choice other than to patch it from the inside.

If the leak is under a riveted seat your options are to fix it on the outside of the hull or to saw an access port in the side of the seat nearest to where you believe the leak is located. One compound that is widely used is 3M 5200 sealant. The surface of the aluminum and rivet should be cleaned before applying the sealant. It will form a durable patch that should last years.

It is available in a regular and fast cure format in 3 ounce and caulking tube sizes. As a caution, don't buy more of this sealant than you need at one time. Once it is opened, it will cure in a couple of days, even it the tube is resealed.

You can also make repairs with a product called Cabela's Aluminum Boat Patch. This product is applied to a clean aluminum surface with a regular propane torch. If the leaking surface has been painted you will need to remove the paint with sandpaper or a wire brush. The area is heated with the torch until the stick of solid sealant can be wiped on. It can fix small holes, leaking rivets and cracks. Once you are certain that the leak has been successfully repaired, you may paint over these patches if desired. Your boat should look almost as good as new.

But before you start moving things around or making changes to your environment, it's important to clarify exactly what you want to change. Called "setting your intention," this is a crucial first step that will guide your subsequent actions. Perhaps you want to strengthen or rekindle the flame of an existing relationship, or attract an exciting new romantic partner to your life. Possibly you want to find a life partner to share the future. There can be a variety of issues or scenarios, so it is important to begin by considering your current situation and recognizing what you would like to change.

More specifically, if you have a current relationship that you would like to improve, what is it that you'd like to improve? Do you want more passion in your relationship? More time together? Better communication? Start by becoming clear about exactly what the relationship is like now and how you would like it to change. When it does change, what will that look like? How will you feel?

If you don't have a current relationship but would like one, what kind of relationship would you like? Are you looking for a partner to have fun and go out with? Is your goal to get married? What qualities are you looking for in this person? It's important to be as clear and specific as possible.

After setting a clear intention, there are several things you can do that can enhance the flow of positive energy in the home, creating a more conducive environment in which to achieve your desires. A few basic tips include:

To symbolize a close relationship, it is important to position decorative items in pairs. For instance, display a painting of a couple, place two ornaments together, or hang two pictures that form a set. Two flowers in a vase or two stuffed animals beside one another are other examples of pairs that you can place in your environment.

If you already have a partner whom you wish to become closer to, it is important to display photos that feature only you both as a couple. Pictures of you with your partner and other individuals, whether family or friends, symbolize your propensity to give up time as a couple in order to become part of a larger group.

Clutter and other distractions in the bedroom, such as exercise equipment, a television, work-related items or a computer, serve to bring unwanted distractions into your relationship. Your bedroom should be a sanctuary that feels romantic and invites you to spend time with your loved one.

Make sure that the side of your bed is not against a wall because this position symbolizes only one way in and out of the bed and indicates that there is room for only one person.

When you make your bed, keep it relatively uncluttered and create a space that will easily accommodate a couple (not too many decorative pillows).

Master bedrooms ideally feature warm, soothing colors, such as cream, taupe, cocoa, or shades with a red or pink base. Such warm bedroom colors represent warm, close relationships.

When you remove clutter, don't move anything to a storage box under your bed. People store all kinds of things under the bed - fire extinguishers, ladders, guns, papers, books, exercise equipment and more. Remember that, based on the principles of Feng Shui, energy should freely flow throughout a space, including under the bed.

Large bedrooms should feature cozy, intimate nooks, such as sitting areas. Again, creating an intimate space reflects an intimate relationship.

One word of caution: once you start changing the energy in this way to create a more positive relationship things will start to change. That means that if your current relationship is not ideal for both of you, then you may find yourself drifting apart - that's be-cause it's the best thing for each person concerned. It's important not to fight it - what you will find is a relationship that does work for you.

Every winter, your roof gets bombarded with wind, snow, ice and continual thaw-freeze conditions. This can result in severe and often hidden damage to the roof. Your roof can then leak during spring months when the heavy rains begin. Without a roof repair check-up and required repairs to your roof, a flood of water can cause thousands in damages - damages that could have easily been prevented.

Older roofs are especially vulnerable. Why? Be sure to ask ahead of time to be sure this deductible is a part of the roof repair process.

Always be sure that a roofing company performing the roof repair check up looks in your home's attic. The underside of your roof deck tells a huge, accurate story of everything that is happening on your roof. Stains, rust where the nails are poking through the wood roof deck, water marks on the insulation, wet insulation, everything shows in the attic. Repairs are accurate using this method.

Your eave troughs also play an important role in any good spring roof repair tune up. Water can collect in the eaves due to plugged drainage. When water freezes it expands and bends eave troughs out of shape and out of position. Ice dams can also form playing real havoc to wood and shingles. A good roof repair tune up will check for and solve the damage before it is too late.

6 Ways Your Home Can Save You Money

With today's economy, it is important to save money where you can. But, sometimes saving money means giving up things that you like to do. Learn to use your home to put extra money in your pocket without giving up the things you have grown accustomed to.

1. Seal the leaks. When a house is new, it is very unlikely that there are air leaks or cracks that cost you money. Wait five or ten years and that might change. Inspect your home for any of these leaky places that are allowing air in and your hard earned money out. Use a candle or a stick of incense. Move around the doorways, windows, and other areas that are supposed to be sealed. The smoke will move towards the leak if there is one. When you find these leaks, seal them right away.

2. Make any small repairs yourself. Do you know what some repairmen charge just to come out and do a check? It should be illegal. See what you and your family can handle safely on your own and save money on repair bills. Change washers in faucets, re-caulk tubs and toilets, change fuses, and replace air filters. Stopping leaky faucets, air leaks, and cleaning filters will save hundreds of dollars on your utility bills each year.

3. Enroll in payment plans at utility companies. In the hottest of summers and the coldest of winters, heating and cooling bills can get out of control. Equal payment plans ensure that your bill payment stays the same each month.

4. Buy a repair plan. A service warranty can cover any repairs on major appliances. Not too many people have a few hundred dollars lying around to fix or replace a hot water heater or a refrigerator. The monthly payment for the policy is nothing compared to the costs you could incur should these necessary items go bad.

5. Do some decorating. Make use of what is free like sunlight on a winter day or lack of it on a summer day. Hanging light blocking shades keep cool air inside and the sun out on hot days. Keeping the room dark lowers the temperature as well. Hike up those shades in winter when the sun shines. Let the rays warm your home so you won't have to raise the temperature inside. These shades add character without ruining the dcor of any room.

6. Sell what you don't need. Got any stuff sitting around that you don't use anymore? Have a yard sale. Everyone has some clothes they can no longer wear or toys the kids don't play with. What about books? You clear out some space in your house and you get money as a bonus.

Saving money doesn't have to be painful. You can still keep your lifestyle without breaking the bank when you use your home to do it.

Sloping Floors in Your House

If you've ever been in a building where you feel like you are getting pushed to one side and you can't seem to stand up. You have either been drinking too much alcohol or the floor could be sloping. I was just in a store the other day that was full of antiques and glass but I could hardly stand up because the floor was sloping enough to create what I would consider a liability issue to the store owner.

Sloping floors are not going to be that easy to fix and repair. Repairing these floors will require a little skill and it would be a good idea to hire a professional to repair the damage. This is not going to be a simple fix and this is probably the main reason most people never choose to fix their sloping floors.

Fixing these floors will require either pouring a new concrete slab, replacing the wood floor framing members or replacing the actual building foundation itself. No matter how you look at it the sloping floor is going to be a costly item to repair.

What causes a sloping floor? Termite damage or dry rot destroying the wood framing or it could be as simple as a water leak over a long period of time causing the building foundation to sink and become out of level. Poor soil conditions with either too sandy or an expansive clay soil could be the culprit also.

Sloping floors can be damaged from incorrect landscape drainage. This would involve water settling around the foundation of your home and over a period of time the weight of the house along with soil problems can create the building to start sloping to one side.

The number one contributor to a sloping floor again like most damage done to a house is going to be water. Do your best to keep the water away from the house using roof gutters and landscape drains. These items are relatively inexpensive compared to the costs involved in repairing sloping floors.

How to Qualify an Honest Repair Shop

Honest and reliable mechanics are just as common as honest anything else. Dishonest ones are around too, just like dishonest plumbers, contractors, coating applicators or for that matter, inspectors. The trick is finding them.

The most common way people find a new shop for their service work is through word of mouth; the recommendation of their friends. This works pretty good in most cases. So, if you are in need of a good, honest mechanic start out by asking your friends and associates if they know someone they can recommend.

Apart from that you should check with AAA of Texas or your state's AAA office or NAPA AutoCarefor an approved shop in your area. Once you have a name then check with the BBB to see what their record is like. If they have unanswered complaints don't do business with them.

When you find a shop make it a habit of telling them everything you can about the car. Holding back information only makes it harder for them to find the problem. In other words, be honest with them too.

A couple of things to keep in mind...an honest shop

  • is usually busy and may not be able to get to you right away
  • will charge somewhere between $80 and $100 per hours for repair work
  • will make between 40 and 50% on parts
  • will charge for diagnostic services
  • will make mistakes, but
  • will admit and correct their mistakes
  • will provide a detailed estimate, a clear explanation and an itemized bill.
