Ten Ways That Your New Dream Home Can Be Greener

Are you building your dream home? If your dream of the future includes a brand new home, you are in a position to make your dream house one that is good to the environment. Here are ten choices that can make your new construction home a lean green machine.

  1. Select a site that is handy to public transportation or otherwise reduces your dependence on automobile travel.
    If you're like most people, your biggest contribution to pollution and energy use is driving. When you choose a home site that reduces your need to use an automobile, you'll be reducing the amount of carbon based fuel that you use as well as reducing the amount of air pollution that you personally contribute. Many of the newest subdivisions and communities are designed to put everything that you need within walking distance of your front door.
  2. Choose a design that makes use of natural features and lighting to reduce energy use.
    The design plan of your home can make use of passive solar design to make the most of natural light and shade to reduce the amount of energy you use to heat and cool your home. A southern facing roof, for instance, is ideal for installing solar water heating panels.   7. Install plumbing that conserves and reuses water.
    Choose plumbing fixtures that reduce water use without compromising water pressure. These are some of the least expensive choices you can make - aerators in all of your faucets, low flow shower heads, low water use toilet tanks. A new and increasingly popular option is a plumbing system that harvests rain water and reuses "gray water" - water that has been used for washing up, laundry and dishwashing, for instance. Gray water can be used for any purpose that doesn't require potable water - your washing machine, flush toilets, showers, etc. By reusing water, you cut down on the amount of water going through the municipal wastewater treatment and reduce your need for fresh water.
  8. Choose low maintenance landscaping options.
    Drought resistant grass and native plants can virtually eliminate your need for an irrigation system because they rely on Mother Nature for their water needs. But there are other options that can make your landscape an active part of your greener strategies. Including a roofed porch or patio adds shade to your property and reduces your energy use by providing an outdoor space to escape the heat. If you choose a pool or spa, look for features like an integral cover to prevent evaporation, timers that turn filters off and on and filtration systems that reduce the need for harmful chemicals like chlorine.
  9. Choose low VOC materials and supplies for floors, finishes, carpets, cabinets and paints.
    Volatile organic compounds are gasses that are given off constantly by many of the materials and finishes used in building homes. VOCs can cause allergic reactions, respiratory problems, skin irritation and other health problems. They're also damaging to the environment because they contribute to smog. Look for paints, adhesives and other supplies that are labeled low VOC. Opt for light colors when you paint (light colors are usually lower VOC than darker pigments), and avoid carpet and vinyl flooring. Low VOC products are usually comparable price-wise to their conventional counterparts.
  10. Select appliances and mechanical systems that are in the top 20% of their category in the DOE Energy Guide labels.
    The Department of Energy labels appliances and mechanical systems for your home with an energy rating. Choose appliances that meet or exceed the standards for Energy Star compliance whenever possible. Consider a tankless hot water heater instead of the standard hot water tank heater, and pick Energy Star compliant appliances for your kitchen, laundry and heating/cooling systems.

Repairing a Frozen Pipe

In just a matter of a months winter will be upon us. Besides bundling up from the cold and shoveling snow, homeowners sometimes have to deal with the additional task of fixing frozen pipes.

Prevention is the Best Medicine

The best way to deal with frozen pipes is to prevent them in the first place. If you have the luxury of participating and/or overseeing the building of your home, make sure the plumber does not run any plumbing supply lines in the outside walls of the home. Even if he indicates he will wrap them in insulation, do not accept this compromise. I have seen even insulated pipes in outside walls freeze.

If, however, you have an existing home and there are plumbing supply lines running on the outside walls that you have access to, then insulate these pipes with pipe insulation. It is better than nothing.

How to Fix a Frozen Pipe

If in the event you do find yourself with a frozen pipe, then I recommend the following:

Close the supply line valve and open the faucet at the end of the pipe.

Examine the entire length of pipe looking for cracks, breaks or holes, particularly focusing on the suspect cold areas, e.g. crawl spaces and outside walls.

Thaw Out the Damaged Pipe

Once the crack, break or hole has been identified, use a hair dryer to heat up the surrounding pipe area to get the water flowing again through the pipe. Check the faucet regularly to see when the water begins to flow again. Once the water begins to flow it is time to move on to the repairing phase.

Note: The amount of water flowing out of the faucet will be limited as the supply line valve was shut off.

Repairing the Damage Supply Line

Once the damaged pipe area has been thawed out, using a hack saw or pipe cutter, remove a section of pipe that includes the broken section.

Replace this section of pipe. Use a propane torch, solder and flux to sweat the new joints.

If you are not comfortable cutting and replacing the damaged pipe, pending the size of the crack or break you could simply wrap duct tape or electrical tape around the affected area for a temporary fix. However, a plumber should be brought in as soon as possible to fix the leak permanently.

Once the pipe has been repaired, turn the supply line valve back on, run the faucet and check the repaired site for any leaks.

Finally, apply some pipe insulation and/or electrical pipe-heating wire around the repaired area to prevent the problem from occurring again.

Create a More Lavish Bath

It's time to talk about something personal: your bathroom. While what goes on in your bathroom is certainly private, how you design and decorate your bathroom walls themselves may be a public matter. Consider how many 'guests' have encountered your bathroom, both members of the household as well as relatives and guests. Whether your existing bathroom may be neat and tidy with a few decorative elements, or your bathroom needs a complete makeover, creating a luxurious bathroom can be accomplished with just a few minor changes and the right bathroom accessories.

Step #1: Create a Comfortable Throne
If you're going to be spending time in your bathroom, why not make it as comfortable and pleasing to the eye as possible? For very limited budgets, you can easily stencil or hand-paint an interesting pattern or design on the lid of your toilet seat. If you can afford to spend a few dollars, invest in a cushioned toilet seat pad. Some lid sets come with both cushioned seats and lids-providing comfort for your behind and your back simultaneously.

Step #2: Shower (or bathe) in Style
Whether you've got a small shower tub, or a spacious jetted bath tub, each could probably use some luxury-inspired upgrades. For shower stalls, replace old, low volume or leaky shower heads with new fixtures. Consider changing the finish of the shower head and faucet handles-instead of a shiny satin, opt for a dark, oil rubbed bronze finish. The dark colors give off a high-end feeling, especially compared to traditional white and bright shower stalls. Bath tubs can always be upgraded to include jets; the water propulsion is like a miniature massage you can enjoy each and every day!

Step #3: Treat Your Towel Like a Rock Star
Have you ever thought about how you treat your towels? Do you throw them in a hamper in the corner, drape them over the corner of your door, or do you hang them on a hook? Combine decorating with necessity when it comes to your towels. By installing multiple towel bars in a diagonal formation on your wall, not only will you be able to properly store towels, you'll also be able to decorate with interesting towel patterns. Instead of picking the same color for each towel, try to mix and match two patterns with one basic color. Rich green, brown, black and blue hues are perfect to accent both light and dark finishes throughout the bathroom and give the room a "spa" feeling.

Step #4: Don't Forget to Smell Good
Like any memorable experience, your bathroom should invoke all your senses. While the luxury jetted tubs and soft towels are great to the touch, consider the scent of your bathroom. If it's the main bathroom for your entire household, chances are, the scent is not all too pleasant. Be sure to have a light air freshener or wickless candle on hand at all times. Trying to mask odors with too sweet or strong a smell results in two bad smells instead of one; when choosing what scent, find something refreshing, not overwhelming such as eucalyptus, lavender, chamomile or citrus.

After adding a few decorative elements to your bathroom, it's time to make sure you have the necessary toiletries, as well as a few extras to make your bathroom more luxurious. 6. Make sure the flooring is in good shape. Some real estate professionals will suggest, replacing the carpeting with a neutral color. This method often works pretty good but I have seen plenty of homes that were re-carpeted and after the home was purchased the carpeting was replaced again, by the new owners. Just make sure the flooring is in good shape.

7. Here's a trick that definitely works a little magic when selling a home. Leave some cookies or a nice fruit bowl on the dining room table. There is no need to leave a sign that says "Eat Me". It gives the home a warm feeling, almost like a country atmosphere.

8. Even better than home selling tip number seven would be baking some cookies just before the perspective buyers arrive, it's not the cookies, it's the smell from the cookies that most people cannot resist.

How to Build a Simple Planter Box

Everyone has space for planter boxes on their patio. If you have already built your picnic table from a reputable picnic table plan you could very easily construct many planter boxes. You may even have some treated lumber left over from another outdoor project.

Planter boxes come in all sorts of shapes and sizes. This is a simple one that will go with any setting.

You will require 104" (9") of pressure treated 8" * 3/4" pine lumber.

Sides 8*3/4" 2 @ 27 1/2"
Ends 8*3/4" 2 @ 10"
Bottom 8*3/4" 1 @ 24 1/4"
Supports 8*3/4" 2 @ 2"

Cut out all of the pieces square.

The bottom piece is correct.

Now measure the bottom of the sides to 24 1/4", leaving the same amount at each end. Draw a line from the top to the bottom and saw the diagonals off so that each end of the sides are the same. This creates an angled end. (The top of the sides is 27 1/2 and the bottom is 24 1/4.)

Now do the same with the ends. The top is 10" but the bottom is 6 3/4". Half the difference, draw the line and cut the diagonals.

The box should fit together except for the bottom of the sides which will need a little planing to make them fit onto the bottom.

When it all fits, nail together with galvanised or stainless nails.

Nail the 2 bottom supports underneath so that the box doesn't sit directly on the deck.

Bore 4 - 5 1/2' holes through the bottom to allow an excess of water to flow out.

The Planter box is complete. Just add soil and plants to enhance the look on your deck.

Checking the Building For Square

The most important thing when building a home is the ability to keep everything as square, plumb and level as possible. Starting with the foundation, if the foundation is not square or level, the rest of the house is going to be out of alignment.

You've probably heard the saying, start with a good foundation. This applies to the building industry as well. There are quite a few ways to build a square foundation, it all depends on what kind of tools you have, to build it with.

Some of these tools can be quite expensive but it used every day can save you a lot of time and of course time is money.

You don't need expensive tools to build a square foundation. You could actually build a square foundation with less than $100 worth of tools. It might take you a little longer but could be done.

Let's start with the 3 - 4 - 5 rule.

Okay lets see if I can explain this in layman's terms. If no West side of the foundation is 3 foot and the north side of the foundation is for foot, then the diagonal measurement from the southwest corner to the northeast corner would be 5 foot. Out of square building can create foundation problems

This can also be done using 30' x 40' should equal 50 foot. You can use this if the building is large and you need to check it for square.

By measuring the foundation diagonally from each corner, the measurement should be exactly the same. If it isn't, the building is out of square and should be adjusted before the concrete is poured. This measurement should always be checked before you get too far along in the form building process.

What You Need to Know When You Design a Screened Porch

Alarming as that may seem, it is not nearly as scary as the fact that 11,253,534 is also the exact number of mosquitoes contained within a cubic meter of mid-summer air found in the typical Midwestern backyard. Which is precisely why those same respected scientists invented the screened porch.

In temperate climates, flying insects can make the enjoyment of warm summer nights very difficult. Americans spend a great deal on money on various methods of repelling the buzzing vampires. We spend even more money on decks and patios only to find their use limited by the local bug population. And that's exactly why so many homeowners make a screened porch an indispensable part of their house.

My clients often ask me whether a screened porch or a "Florida" or "three-season" room is more appropriate for outdoor living in the Midwest. They're very different kinds of spaces; a three-season room is much more than just a screened porch with windows.

Building codes typically require any enclosed space that is capable of being heated and cooled to meet all of the requirements of indoor living space. That means going beyond basic structural stability: a room enclosed with walls and glass must be insulated, heated, provided with adequate natural and/or artificial lighting, fitted with the proper number of electrical outlets, and meet mechanical energy codes.

A screened porch, however, is considered to be outdoor living space and need only be structurally sound. As long as it isn't high enough off of the ground to require a railing, few other code demands are made. There's a cost difference, too, since a screened porch requires fewer trades and far less material to build. It's a relatively cheap way to add living space and extend the enjoyment of your yard and garden into the spring and fall.

But the true delight of a screened porch is the feeling of being outside, without the rain, blazing sun, or bugs. That's an experience that isn't felt in even the most highly glazed "Florida rooms". It's a common mistake to overdo a screened porch, to add more columns than necessary or to install a half-height wall around the perimeter. Anything that creates physical or visual separation between the inside and outside erodes the illusion. The best screened porches are as transparent as possible.

Finding just the right location for a screened porch can be tough, especially on narrow suburban lots. In most cases, the screened porch should be connected to another family gathering area and close to the kitchen, with views of a yard or garden. But how to do that without blocking the views from other rooms? Again, transparency is the key. Make the screens as big as possible and the ceiling high, add a skylight or two, and you'll still have a good view from inside the house.

Materials for a screened porch should be chosen first for architectural compatibility with the house, and second for durability. If the porch is to be painted, make sure to choose a species and grade of wood that will hold paint well. Cedar, redwood, and other Western softwoods are excellent for paint adhesion. Cedar and redwood are also known for their natural resistance to insects and rot.

Other options for the porch's frame include pressure-treated lumber and several recently introduced simulated wood products made from varying proportions of post-consumer recycled plastics and waste wood fibers. These "polymer-lumber" materials offer excellent rot and insect resistance, and eventually weather to a pleasing gray color.

The screens themselves can be made of metal or plastic screening. Plastic screening is usually the best choice, offering rust resistance, light weight, and durability. And although the screens can be attached directly to the porch frame, a "pre-framed" screen system allows for easy replacement and cleaning by simply removing the entire screen and frame as a single unit. A local screen contractor will measure the existing openings and build the pre-framed screens to fit.

A well-designed and well-built screened porch adds value, function, character, and enjoyment to a home. It can get you a little more in touch with the outdoors, and give you another reason to keep the garden weeded. It can also get the bug zapper out of your yard -- and save you a small fortune on citronella.

Installing a 32 Inch Back Door

In some older houses you will find a 30 inch back door. Have you ever tried to move a refrigerator or some large furniture through a 30 inch door? Keep in mind most bedroom doors are 30 inches wide and are in 36 inch hallways. 30 inch doors and bedrooms make it tough to move some furniture in too.

Let's start with the price difference between a 30 inch door and a 32 inch door. The cost difference is usually going to be around $20. If you are building a hundred homes this could become quite an additional expense. So we can understand why the home builder installed a 30 inch door in the back of our home.

He got the extra money in his pocket, you got a headache.

Here's the big problem. If you ever want to install a larger door you will need to replace the structural door framing. Now this is where you could run into a little bit of an expense. Changing the framing for a wider door could become quite costly. It could actually cost over $1000 in some cases.

Now if the homebuilder would have originally installed a 32 inch door in your house it might have ran him as high as an additional $45. How can this be? I will give you the first clue. There is a good chance the homebuilder will not be moving into any of these houses. If for some strange instance he did move into the house, he would learn the same lesson whenever he needed to move a large item into the house.

I'm a contactor and learned this lesson in a long time ago.

If you are building a new home you might even want to consider installing a 36 inch back door. This door will give you plenty of room when it comes to moving large items in or out of your house. The cost difference between a 36 inch door and a 32 inch door is usually around $20 also.

When building a new home most people don't give very much thought about their interior or exterior doors. Here's a simple chart I made to help with some basic door decisions.

Bathroom Doors Should Be 28 Inches Wide Minimum.
Bedroom Doors Should Be 30 Inches Wide Minimum.
Front Doors Should Be At Least 36 Inches Wide
Back Doors and Garage Doors Should Be At Least 32 Inches Wide

If you are a professional football or basketball player don't use these numbers above.

If you have large sliding glass doors or French doors throughout your home and can use them to move large items into the house you can install whatever size doors you choose that are comfortable to walk through.

Give some thought when installing a new door on your next project and keep some of the above tips in mind..

If you have trouble remembering when you purchased that new refrigerator, washer or other home appliance, you're not alone. What is probably even tougher is remembering when you serviced the furnace filters, checked the hot water heater or when the stove fume hood was last cleaned.

All of these tasks are made easier if you develop and maintain a simple system of recording when these tasks are done. This record should be added or completed as the last item on the list that's kept with the appliance or in a 'home maintenance record book or file.

Having trouble finding the proper tags or file system? Try the local office products store or office products section of your local grocery or hardware store. A simple Journal book will work to keep a running record of home, yard and auto repairs and maintenance. While this record takes a bit longer to find what was done when, it is recorded in chronological order...all in one place.

Another tip is similar to that used by the fire department to record the maintenance schedule of such things as the fire extinguishers. Various tags and holders are available in hardware or home supply stores that permit you to record the date, month, day and year, of the service or repair. Removing Interior Walls

Here's a word of advice for any contractor, Carpenter, handyman or homeowner that is planning to remove an interior wall from your home or someone else's. Beware of removing interior walls, to eliminate your fears of the house collapsing. Some of the interior walls inside of the house are important structural components of the building.

Some of these walls hold up floors, roofs and other loadbearing sections that could create safety problems within the structure of the house itself. This is an area where an expert with framing skills should be consulted. What is the definition of someone with excellent framing skills? Some one with at least 10 years as a master framing carpenter.

My home building experience consists of three decades for over 30 years of assembling some of the most difficult sections of a home. During these years I have seen damage done to houses from removing structural interior walls. Most of this damage could be repaired with a little structural engineering. Some of the damage could not be repaired and caused other damage to different sections of the house. The damage caused in some cases to the floor and the roof framing had to be completely rebuilt.

I'm not telling you about every single thing I have ran into but you would be surprised if I started to make a list of all the homeowners and professionals in the building industry or home selling and buying business that contacted me to remove a structural component of a building. There have even been a few of these people that told me everything was going to be okay just go ahead and remove the structural building component.

Needless to say I would leave these people very irritated but I'm sure they found someone to do the job. The bad news is I was normally the person they would hire to go back and repair the damaged building after these people were gone and out of business. There have been cases where people have removed an interior walls against my better judgment and over the years of driving by in these homes I personally got to witness the structural damage that was occurring on the outside of the house.

I have no idea what the inside of the house looked like but could only imagine. My advice again when removing interior walls is to hire an experienced contractor or at least get some advice from an experienced framing carpenter. This does not include your basic know it all that has basic construction experience like your father in law, parents, friends, golfing associates or people you work with that tell you not to worry about it, just do it, everything will work out just fine.

Ican't believe how many homebuyers purchase a house, with very little information and a Lotta hope. Inerrancy of the Bible - Are There Mistakes in the Bible

What does the word inerrancy main? Inerrancy would refer to text that is accurate and totally free of any errors or without any mistakes. Does this sound like any book that you have ever read or have knowledge of. Maybe there is a one sentence book that could fall into this category.

Most books however and even this article has mistakes. If I made a decision to base my life, my entire life and that of my children and grandchildren, I would want to make sure that it was accurate as possible.

Is the Bible, 100%, 90%, or even 50% accurate. Are these stories that were written by people many years ago and the lessons have been helpful but now need to be rewritten.

Does the Bible actually contain the will of God? Some scholars believe that certain sections of the Bible meet this criteria while others do not. How can these people judge if they are not God and how can we believe in this stuff is not true.

If the Bible was inspired by God but written by men, this could actually mean that God had complete control over writing the Bible or does this mean that the man wrote the Bible with gods inspiration. I'm inspired by God daily and often write about it, but don't seem to have enough followers to make it into the biblical Hall of Fame. I'm writing with inspired beliefs right now.

If there are errors in the Bible, how extensive or how many errors are there actually. There are actual stories that can be documented as historical facts. This doesn't mean the rest of the Bible is factual, nor does it mean it is historically inaccurate.

The Bible has some errors in it and some facts that we can prove but leaves us with the question, is this a book from the Creator of the universe or a book written by men, to make us believe, it was written by God and if so why are we still believe being in it. Why do some people read this book and other religious text daily? What motivates them to read holy Scripture regularly but doesn't seem to allow them enough time to find out if they are reading accurate information.

The biggest problem I have with the inerrancy of the Bible is the fact that most people tend to ignore certain truths and cling to their childhood beliefs about religion. If this is not the way or the truth, I would want to start looking for it, instead of following someone else's dreams or religious doctrine.
